Thermal Electrical Building Inspections

It is important to us that you receive the right service & that you and your tenants are able to go thru the process with minimal of interruptions, difficulties and or cost related to any of our services.

Understanding what happens during an inspection.

All inspections require turning things on, turning things off, verifying the operability of items or working condition of items we have never seen, touched, or operated previously & take no responsibility that once we turn them off. They will turn back on again. We are here to see that if they function & and then report on how well they function. We are here to report. Not take responsibility for what is already, or what fails to continue to operate once put to use, walk on or handle in any way.  

If there are concerns. Let us know prior to inspection & we will be caution of / if operating the equipment or the items. We will always do this as carefully as possible. We are not a buyer, seller or an insurer; we are there only to report what we find. We do not check every single item; we do check a representative amount of items & any and all items that draw our attention. We attempt to do as good of a job is possible. There are no guarantees as to how long an item will last once inspected. Our inspection is only an indication, not a guarantee of its current condition. We do a visual nondestructive inspection. In most cases there will be some kind of photo documentation to accompany the inspection. All inspections are no more than a trained professional’s opinion of the current state of its condition. We are not here to do any damage, so if you are aware of anything that may be in need of maintenance or questionable, please let us know in advance so that we may take extra care. We will not force anything. If it is bent, if screws are rusted, handles, bent or broken or if items do not turn on or off as they should, we will not force them. We will simply make a note and continue on with our efforts.

If a Simple Scan without a formal report is needed; contact us and we can evaluate your needs & adjust pricing.

This is done in a collaborative setting & can be done relatively quickly as it does not have a formalized report and can assit in many maintenance aspects and preventative maintenance programs allowing many questions to be answered in a straight forward no formal environment helping staff resolve or identify issues existing or potential.


This can be done in a:


  • Preventative nature
  • To identify deficiencies in insulation
  • Moisture Intrusion / Leaks
  • Potential Electrical Issues


PAYMENT & METHODE


The full invoice is paid in advance, to schedule the inspection and receive the report.

Checks or Zelle payment to our email or phone number are accepted methods of payment.

 

CONSIDERATIONS

 

Electrical Equipment Generally inspected is:

EXCLUSIONS, LIMITATIONS


(unless specifically requested by Client or Engineer and agreed by us):


  • Meter Centers are only “over the surface checked” and out of the scope of the inspection unless specifically requested by your engineer.
  • Gutters w/out splicing, exhaust fans and minor/AC disconnects, Timers are not part of the scope of the inspection, unless an expressly written request by the Engineer/Architect of records or client.
  • Equipment on the roof or located higher than 5 feet on a wall, is not part of the scope of the inspection, unless an expressly written request by the Client or Engineer/Architect of records, and a proper OSHA compliant ladder is provided.
  • If the equipment housing, handles are broken or defective, the equipment appears unsafe, covers with problems to be removed or don’t look like they can be replaced, any other problems not mentioned, that equipment will more than likely not be inspected
  • It is always important to have the client or their representative present at the time of the inspection: this is for questions, in case a safety lock cover needs to be removed & authorization of a power shutdown is needed, to increase load on circuits to be inspected, all of this is done to keep cost down, assist the client with any anomalies they may be having and or to insure a good and proper inspection is being performed, that meets Safety requirements, the intent of the inspection and for the benefit of stakeholders, otherwise that equipment more than likely will not be able to be inspected.
  • If the equipment fails when restarting the service, that & all related repairs are out of our scope is in no way part of our responsibility, this is agreed to prior to the contract and confirmed by initial payment.

 

 

As of June 2022, the only buildings required to have Thermal Inspections are greater than 2,000 SF & 400-amp Service or larger is the basic requirement, under Section 8-11 (f).
